Overview

The Assistant Property Manager plays a key role in supporting the Property Manager to achieve the organization's operational goals and preserve the value and integrity of the property. This position requires experience with Low-Income Housing Tax Credit (LIHTC) programs, including processing annual recertifications and managing the tax credit compliance process.

Base pay and compensation

Base pay range: $25.89/hr - $27.40/hr

Responsibilities

• Assist the Property Manager in achieving the organization's operational goals and preserving the property's value and integrity.
• Handle rent, security deposits, and miscellaneous income, maintaining accurate documentation.
• Collaborate with the social services leasing intake team to maintain a current and accurate waitlist.
• Enforce the Lease and community rules; manage rent collection procedures, including assessing charges and invoicing for damages, late fees, and other charges; issue notices for delinquent or prepaid accounts as required.
• Complete all Tax Credit move-in certifications and recertifications promptly, including income and assets calculations in compliance with SOME and industry standards.
• Inspect and show units, prepare lease packages, conduct lease orientations and signings, and submit documentation to DCHA for timely certification.
• Enter and track work orders in Angus; review progress of service orders and respond to maintenance requests.
• Assist in preparing for inspections and audits.

Knowledge, Skills & Abilities

• Must be familiar with housing management, the Low Income Housing Tax Credit Program, HUD, the Public Housing program/DCHA, and comply with Fair Housing laws.
• Strong organizational skills, outstanding customer service, and ability to work as a critical member of a team dedicated to building strong communities.
• Proficient with Microsoft Word and Excel; Onesite/Yardi proficiency preferred.
• Excellent verbal and written communication skills.
• Self-motivated, detail-oriented, and patient.
